Hotels and villas live off guests who stay a few nights. Apartments live off residents who stay for months, and that changes almost every calculation.

Denpasar is not a seasonal tourist area. Demand comes from business travel, long-term workers and incoming residents. That flow is far steadier through the year than in the beach areas.
Tenant turnover is the biggest cost
A unit that sits empty for a month wipes out several months of profit. That is why screening tenants and keeping good residents matters far more than chasing the highest rent.
