What Is a Hotel Management Company, and When Do Property Owners in Bali Need One?
Owning a hotel, villa or apartment in Bali sounds like a promising investment. In reality, running it day to day is a full-time job: guests arrive at any hour, reviews need answers, prices must follow the season, and even small repairs can affect your rating. This is where a hotel management company comes in.
What Is a Hotel Management Company?
A hotel management company runs the operations of an accommodation property on behalf of its owner. The owner keeps the asset and ownership, while the manager is responsible for the day-to-day running of the business and the results it achieves. The same concept applies to villas and apartments, where it is often called property management.
What Does a Manager Actually Do?
The scope differs between companies, but a full-service manager usually handles the following:
- Daily operations: guest reception, cleanliness, security and service standards.
- Team management: recruitment, training and staff scheduling.
- Revenue management: setting prices by season, day of the week and market demand.
- Marketing and distribution: managing online travel agents (OTAs), the website and social media.
- Finance and reporting: recording income and costs, plus regular reports for the owner.
- Property maintenance: routine upkeep so the asset stays in good condition.
Common Cooperation Models
Several models are common. Under a management contract, the manager runs operations while the owner receives the results after costs and the manager's fee. Under a lease model, an operator rents the property and pays the owner a fixed amount. There are also profit-sharing schemes that split profits as agreed.
Manager fee structures vary: usually a combination of a percentage of revenue and/or an incentive based on operating profit. Whatever the model, ask for a written breakdown from the start so there are no surprise charges later.
When Does a Property Owner Need One?
Not every owner needs a manager. But the signs below usually suggest it is time to consider one:
- You live far from the property or abroad.
- Occupancy goes up and down with no clear pattern.
- Bookings depend on a single channel.
- Your time goes on operations rather than growing the business.
- Guest reviews are slipping and you are not sure why.
- A new property is about to open and you have no team or systems yet.
What to Check Before Appointing a Manager
