Every villa or apartment owner in Bali eventually faces the same question: manage it yourself, or hand it to a professional operator? There is no single answer for everyone. What exists is a set of considerations to weigh honestly against your own situation.
When Self-Managing Makes Sense
Managing yourself can be a good choice if you live near the property, have time to host guests and handle maintenance, have experience in accommodation, and own only one or two units. The main advantage is full control and no manager fee. The downside is that the whole operational load sits on your shoulders, including guest messages at night and sudden weekend problems.
When an Operator Pays Off
An operator usually makes more sense if you live far away or abroad, own more than one unit, want occupancy and pricing managed professionally, or do not want your time consumed by operations. An operator brings systems, a team and a distribution network that are hard to build yourself in a short time.
Five Things to Weigh
- Time: how many hours a week you can realistically give, including holidays and festive periods.
- Expertise: whether you are on top of pricing, online marketing and review handling.
- Marketing reach: how widely your property can be marketed without the support of a team and systems.
- Cost: an operator's fee does reduce income, but self-management has costs too, above all your time.
- Risk: guest complaints, sudden damage and bad reviews that affect income for months afterwards.
How to Calculate It Fairly
Do not compare revenue before the fee with revenue after it. Compare the net income you actually receive in two scenarios: self-managed (minus operating costs and the value of your time) and operator-managed (minus all fees and costs). A good operator can raise occupancy and average rate, so the gap is often smaller than expected. But this depends on the quality of the operator, so ask for sample reports and a track record before deciding.
There Is a Middle Way
Some owners take a gradual approach: start by managing themselves to understand the business, then hand some functions, such as marketing and pricing, to an operator. What matters is that the decision rests on numbers and your own circumstances, not on general assumptions.
